In this podcast, Dustin shares his ideas about using automation and how to reach out to potential sellers you haven’t connected with yet. They discuss:
- The high number of online leads that don’t answer calls
- Dustin’s process of calling twice a day for 3 days with automated texts and emails for those that would rather communicate in other ways
- The 97-day automated process after if the first three days don’t lead to a conversation
- Spreading out communication as the days continue to avoid being overbearing

- The importance of sending calendar links to find a convenient time for potential sellers

- Sales agreements tied into CRMs (customer relationship management) to make writing contracts easy and save yourself time
- Testing a new strategy of automatically sending mailers with a QR code directly to the property
